Actor Kevin James has sold his Delray Beach digs for $26.38 million.
James, through a trust, bought the oceanfront mansion at 502 N. Ocean Blvd. for $18.5 million in 2012. Palm Beach County property records show the applicant for the homestead exemption was Kevin G. Knipfing, James’ real name.
The buyer is 502 N. Ocean Blvd. LLC, a company linked to a Wellington law firm, records show.
The 12,823-square-foot estate has eight bedrooms, nine bathrooms, three half bathrooms, a 10-car garage, a spa, a saltwater pool, a fitness room, a playground and a playroom, according to the listing earlier this year from Jack Elkins of the Fite Group in Palm Beach.
James, who listed the home last winter for $28.85 million, starred in the “King of Queens” television show and movies such as “Paul Blart: Mall Cop.”
Office building fetches $125M
The Esperanté office building in downtown West Palm Beach has traded for $125.7 million, three years after selling for $71 million, property records show.
RedSky Capital, a New York-based real estate firm, bought the 20-story building at 222 Lakeview Ave. from a group that includes Crocker Partners of Boca Raton.
In a statement, the sellers say they acquired the 256,100-square-foot building when it was 60-percent occupied. They say it’s now 98-percent leased after an extensive renovation.
Tenants include Bank of America and Chatham Lodging Trust and Island Hospitality.
Coral Springs apartments sell
The Gardens of Coral Springs, a 30-unit apartment complex, has sold for $3.75 million.
L&H Land Corp. sold the complex at 8203 W. Sample Road to Symphony Builders at the Gardens, whose manager is Lewis Moscovitch of Coral Springs, records show. Marcus & Millichap said it represented both the buyer and seller.
“Strong annual rent increases continue to attract prospective buyers to the suburbs, especially for properties that sell for less than $10 million,” Marcus & Millichap’s Joseph P. Thomas said in a statement.
Delray Beach apartments trade
An entity tied to The Related Group of Miami sold the SOFA 1 and 2 apartment buildings in Delray Beach for $62.4 million, property records show.
The buyer was MFREVF II-SOFA, a Chicago-based company.
The buildings, totaling 172 units, are at 151 SE 3rd Ave. and 150 SE 2nd Ave., just south of Atlantic Avenue.
Related broke ground on the apartments in 2014, announcing a partnership with tennis star Venus Williams and her interior design company to design the lobbies, two models and some of the finishes for individual units.
Cushman announces hire
Cushman & Wakefield announced the hiring of Troy Ballard as a senior managing director.
Ballard will partner with Robert Given on Cushman’s South Florida Multifamily Capital Investments team. Given recently joined Cushman from the CBRE firm.
Ballard previously was senior managing director for ARA Newmark in Boca Raton. Earlier in his career, he worked for The Related Group, helping to develop CityPlace in West Palm Beach.
Free course for community associations
A free course Aug. 2 will address making modifications to a home or a condominium in a community association.
Bill and Susan Raphan, statewide education facilitators, will teach the course on behalf of the Katzman Garfinkel law firm. The course is designed for board members and residents of community associations.
The event will be from noon to 2 p.m. at the E. Pat Larkins Community Center, 520 NW 3rd St. in Pompano Beach.
